If you've made it this far, it's almost time to celebrate, but a few final items remain before your property is officially sold. Your Tanaka Real Estate agent will confirm everything is in order so closing day goes smoothly and stress-free.
Final Walk-Through Inspection
Either the day of or the day before closing, the buyer will complete a final walk-through to confirm the property matches the condition outlined in the Purchase Agreement, with no new issues and nothing left behind.
Cancel Home Services and Utilities
After closing, we'll provide a helpful list of contacts for canceling home services and utilities.
Be Prepared
Even at this final stage, unexpected issues can pop up, but there's no need to worry. If a buyer's loan is delayed or an appliance breaks unexpectedly, Tanaka Real Estate has seen it before and knows how to resolve it quickly, keeping your closing on track and stress-free.
Closing
After the final walk-through, you, the buyer, and the closing agent will sign the settlement agreement detailing all financial transactions to certify accuracy. If you can't attend in person, alternative arrangements can be made depending on your circumstances. Funds owed to you can be wired electronically to your financial institution, or the buyer can issue a check at closing. Be sure to arrange for all keys and relevant property information to be available for the buyer. Once everything is signed, your property is officially sold.
